A good sales presentation should help you understand a property. It should not make the important questions feel inconvenient. When a client forwards me a price sheet, brochure and WhatsApp summary, I separate what is documented for the exact unit from what is an illustration, an assumption or still unverified.
This matters in Sabah because one development may contain different towers, phases, components or approved uses. A headline about the wider masterplan may not describe the parcel you are booking. My job is to slow the information down, label it properly and give the buyer a record that can be checked later.
Sort the material into three columns
I create a simple evidence table. Column one is confirmed in an official, approved or contractual document for the exact property. Column two is conditional, estimated or subject to approval. Column three is a question that remains unanswered. This prevents a polished presentation from making uncertain information feel final.
Keep the document name and date beside each answer. If the information comes from a conversation, record who said it and request the document that should support it. A screenshot without context can become misleading when packages or project components change.
- Confirmed: appears in the relevant document for the exact unit
- Conditional: depends on approval, operator, completion or future demand
- Unverified: stated verbally or without a source you can retain
Follow every number to its assumptions
A monthly instalment depends on loan amount, tenure and rate. A yield depends on rent, occupancy, furnishing, fees and maintenance. A discount may be tied to a payment schedule, eligibility or package. I ask for the inputs, period and conditions—not just the result.
If a figure is an illustration, I run a lower-rent, higher-cost and delayed-occupancy case. I also separate asking rents from achieved evidence and gross yield from cash left after realistic recurring costs. No rental or appreciation outcome is guaranteed by an attractive spreadsheet.
Check whether the promise belongs to your unit
Large developments can contain different towers, phases, title types, uses and management arrangements. I confirm that every important brochure statement applies to the exact parcel being considered. Future facilities, operators, access and views may have conditions or depend on later phases.
For a Sabah housing development, current licence and Advertisement and Sale Permit details, approved-plan references, stated prices and the prescribed agreement are important verification points. Mixed-use, commercial and hospitality products may follow a different route, so a Sabah lawyer or the relevant authority should confirm what applies to the exact parcel.
- Tower, phase and parcel number
- Unit size and layout version
- Included furnishing and specification
- Parking entitlement
- Management or operator arrangement
- Any use or letting restriction
Pause before the booking deadline
Urgency does not remove the need to understand the booking document, refund treatment, the contractual path and who receives the money. I keep copies of the material relied on and encourage independent legal advice before a deadline becomes an excuse to skip a material question.
A good adviser should be comfortable recording unanswered questions and returning with evidence. If a term is central to the purchase, ask for it in the document that governs the transaction. A verbal comfort statement is not a substitute for written protection.
Build the one-page decision record
Before the client decides, I summarise the exact unit, total asking price, cash timetable, documented inclusions, recurring charges, intended use, key risks and open questions. I add the alternative property and the reason it was rejected. This makes the decision easier to explain and revisit.
The purpose is not to remove all uncertainty. Property always involves judgement. The purpose is to show which parts are verified fact, which parts are Hazel’s professional assessment and which parts are assumptions the buyer has knowingly accepted.
