Most owners think selling begins with photographs and an advertisement. In my experience, the strongest sale begins earlier—with a clear property file, an honest view of condition, a defensible pricing range and agreement among the people who must make decisions.

Sabah buyers compare more than size and asking price. They compare title and tenure, building management, renovation quality, parking, access, neighbourhood alternatives and the cost of making the property usable. When I prepare a property for market, I want those questions answered consistently before the first serious viewing.

Resolve the ownership picture first

Before photographs or advertising, I ask who the registered owner is, who must approve the sale and whether a loan, estate, company, tenancy or consent issue may affect the transaction. A Sabah-qualified lawyer should advise on the documents and approvals for the exact title and parties.

If several family members, directors or beneficiaries must agree, decide who will coordinate instructions and which price or terms need fresh approval. A buyer should not discover late in the process that the person negotiating could not authorise the deal.

  • Title or ownership records available to you
  • Latest loan or redemption context
  • Owner identification and signing authority
  • Any tenancy, estate or company documentation

Create a useful property file

Buyers move more confidently when important questions receive the same answer from the advertisement, viewing and document review. I gather what the owner already holds and mark each item as verified, pending or estimated. That protects the seller as much as the buyer.

  • Floor plan and approved renovation records, where relevant
  • Recent maintenance and sinking-fund statements
  • Quit-rent, assessment and utility context
  • Tenancy terms, inventory and deposit records for tenanted units
  • Repair history and known defects

Price against the market you actually face

An asking price is not a completed transaction. I look at relevant transaction evidence where available, competing asking prices, the unit’s condition and the alternatives a buyer can purchase in the same budget. A renovated Luyang landed home, a Likas condominium and a new Kepayan project may compete for the same money even though they are not the same property type.

A strong launch week cannot repair a price that qualified buyers immediately reject. A rushed discount can also leave value behind. I agree the initial range, negotiation logic and review point with the owner before marketing, then separate useful buyer feedback from casual portal reactions. Hazel’s Seller Market Review is estate-agency positioning; it is not a formal valuation by a registered valuer.

Prepare the viewing and response system

Remove avoidable friction: confirm access, keys, tenant notice, cleaning, lighting, parking instructions and a consistent property answer sheet. Decide who receives enquiries and how buyer identity, financing position, viewing feedback and proposed terms will be recorded.

Good marketing is not simply more exposure. It is accurate positioning, useful visuals, controlled information and prompt follow-up with the right buyer. I also plan the handover story early—what stays, what goes, what is repaired and when vacant possession can realistically be delivered.
