Foreign buyers often contact me with two questions combined into one: ‘Can I live in Sabah, and can I buy this property?’ They are related, but they are not the same decision. Residency programmes, Sabah land approvals, the exact title and the purchase contract each have their own checks.

My role is to make the property search practical without pretending that one general rule covers every buyer or every parcel. I start with the life you want in Sabah, then I ask a Sabah lawyer and the relevant authority to confirm the legal route before a booking or deadline creates unnecessary pressure.

Separate residency from the property purchase

Sabah-MM2H and the federal Malaysia My Second Home programme are long-stay routes administered through their respective official channels. A Sabah property purchase is a separate land, approval and contractual transaction. Eligibility for a residency programme does not, by itself, confirm that a specific property can be acquired.

I record which route the buyer is exploring and keep it separate from the property checklist. Current programme conditions, licensed operators and supporting documents should be checked on the official programme site. A verbal summary, an old PDF or a sales presentation is not enough for a change-sensitive decision.

Define the life you are buying for

I begin with use: full-time home, seasonal base, family occupation, retirement or investment. Then we translate that into daily requirements such as healthcare, schools, airport use, parking, walkability, management quality, security and the ability to leave the property unattended.

A city-centre suite, a Tanjung Aru home, an established Likas or Luyang address and a newer integrated project can each look convenient in a brochure. The lived experience is different. Visit the area during ordinary weekdays, test the route you will actually use and decide whether you need a lock-and-leave unit or a larger home with more maintenance responsibility.

Verify the exact property and approval path

I ask a Sabah-qualified lawyer to review the exact title, ownership restrictions, required approvals, contract and payment path. The project’s marketing category is not a substitute for the legal product, and a rule that applies to one residential title should not be carried across to another parcel without confirmation.

Before money changes hands, establish who receives it, what document governs it, whether it is refundable and what happens if approval is not obtained. The answer must be written into the relevant document—not left as an informal assurance.

  • Exact title, tenure, approved use and registered restrictions
  • Current buyer eligibility, threshold category and consent requirements
  • Payment milestones, stakeholder and refund treatment
  • Management, letting, occupation and recurring-charge rules
  • Independent tax, estate-planning, banking and remittance advice

Build a support team before the deadline

Your property adviser can coordinate the shortlist and transaction flow, but legal, immigration, tax, banking and valuation questions belong with appropriately qualified professionals. Engage them early enough to review documents before contractual deadlines.

My role is to turn your lifestyle and property brief into relevant Sabah options, keep a clear list of facts still to verify and coordinate the property side of the process. I will not promise a residency, consent, financing, rental or investment outcome. A careful transaction is built by putting the right question to the right professional early.

My practical shortlist test

For each shortlisted property, I prepare one page showing the exact unit, title or use information available, asking price, recurring costs, intended occupation, approval questions and unresolved documents. Asking prices are labelled as asking evidence, not completed transactions.

I also include at least one realistic alternative. This helps the buyer see whether the preferred property is genuinely the best fit or simply the first one presented attractively. If the legal route is still uncertain, the shortlist stays conditional until the professional advice is received.
